What I can't Inspect:

I do not have the ability to see through walls, look into soil, see under secured insulation, explore under the slabs, or comment about items that are not visible by you and I. I have not been trained to predict the future life of ANYTHING that is contained in the inspected property. Mechanical fixtures or items can fail at anytime no matter the age or use. I will not be responsible for conditions after the inspection is completed. The home inspection is a "snapshot" in time...no more. My inspection protocol is the same for every property to insure that I don't miss anything visible during the inspection.
